New-construction homes can be pretty tempting: You can have a hand in the design and layout, no one else has lived there and, in many markets, they may be cheaper than existing homes.
Still, it’s essential to consider the potential pros and cons before buying any home, including a new build.
Here’s what to think about if you’re interested in purchasing a new-construction home:
Pros
* Custom Features: If you’re building a home from the ground up, you can customize the property to your needs and preferences (with extra expense).
* Lot Choice: Want a home on a corner or cul de sac? You may be able to choose your lot and placement with a new build.
* Fewer Repair Costs: With all-new systems and features, you’ll likely have fewer repair and maintenance costs at the beginning than you would with an existing home.
Cons
* Longer Timeline: It can take a while to build a new house, especially if you’re starting from scratch. If you don’t want to wait, this may not be the way to go.
* Less Local Development: Newer communities tend to have fewer amenities, businesses and other service providers than older, more established ones. You also may have to deal with more construction.
* Homeowners Associations (HOAs): New neighborhoods are often managed by a professional HOA, which means more rules and regulations as well as monthly or annual fees.
